Your Complete Relocation Resource — From a Military Spouse Who's Been There
If you just got PCS orders to NAS Patuxent River, you're probably juggling a million things — school research, housing decisions, BAH calculations, and wondering what Southern Maryland is even like. I've been there. As a military spouse and MRP-certified REALTOR® who has lived and worked in this community since 2013, I built this guide specifically for you. Whether you're trying to decide between on-base and off-base housing, need to understand the VA loan process, or just want to know which neighborhoods are closest to the gate — I have the answers. Let's make this PCS less stressful and more exciting.
NAS Patuxent River — known as "Pax River" — is the Navy's premier research, development, testing, and evaluation center for naval aviation, located in St. Mary's County, Maryland. The base is home to Naval Air Warfare Center Aircraft Division (NAWCAD) and employs over 10,000 military and civilian personnel. Southern Maryland includes St. Mary's, Calvert, and Charles counties, all located along the Chesapeake Bay. The region offers a unique mix of rural charm, waterfront living, and suburban convenience — all within 65 miles of Washington, D.C. The cost of living is significantly lower than Northern Virginia or the D.C. metro, which means your BAH goes further here.
Your Basic Allowance for Housing at NAS Patuxent River (zip code 20670) increased 2.7% in 2026. Here are the rates that matter most to my buyers:
E-1 to E-4 with dependents: $2,268/month
E-5 with dependents: $2,406/month
E-6 with dependents: $2,547/month
E-7 with dependents: $2,625/month
E-8 with dependents: $2,712/month
E-9 with dependents: $2,856/month
O-1 with dependents: $2,433/month
O-2 with dependents: $2,544/month
O-3 with dependents: $2,769/month
O-4 with dependents: $3,075/month
O-5 with dependents: $3,300/month
O-6 with dependents: $3,327/month
At these rates, most military families can comfortably afford to buy rather than rent. An E-5 with dependents receiving $2,406/month can qualify for a home in the $300,000–$350,000 range. An O-3 at $2,769/month opens up homes in the $400,000+ range. I help my clients run the numbers on day one so there are no surprises.
Lexington Park — 5 minutes to Gate 1. The closest community to the base and the most affordable. Most homes fall in the $250,000–$375,000 range. Great for first-time buyers and families who want a short commute. Served by Lexington Park Elementary, Esperanza Middle, and Great Mills High School.
California, MD — 10 minutes to the base. The commercial hub of St. Mary's County with shopping, restaurants, and new construction. Home prices typically range from $300,000–$450,000. Popular with dual-income families and defense contractors. Served by Evergreen Elementary, Esperanza Middle, and Great Mills High School.
Leonardtown — 20 minutes via Route 5. The historic county seat with a charming downtown, waterfront on Breton Bay, and excellent schools. Homes range from $250,000 for starters to $600,000+ for waterfront. My top recommendation for families who want small-town character. Served by Leonardtown Elementary, Leonardtown Middle, and Leonardtown High School.
Hollywood — 15 to 20 minutes to the base. Rural and scenic with large lots, waterfront properties, and privacy. Inland homes start around $250,000 while waterfront can exceed $1 million. Ideal for buyers who want space and natural beauty. Served by Hollywood Elementary, Spring Ridge Middle, and Leonardtown High School.
Over 70% of my buyers use VA loans, and Southern Maryland is one of the best places in the country to use one. Here's why:
Zero down payment. No private mortgage insurance. Competitive interest rates. And in 2026, the conforming loan limit is $832,750 — but if you have full entitlement, there is no VA loan cap at all.
Most homes in St. Mary's County fall well under $500,000, which means your VA loan covers everything. An E-5 with $2,406/month BAH can comfortably afford a home in the $300,000 to $350,000 range. An O-3 at $2,769/month can qualify for $400,000 and above.
