Long before virtual home tours became a household term, I was helping military families buy and sell homes remotely. This is not something I adapted to out of necessity - it is something I built my entire business around. When you are stationed across the country or overseas and you receive PCS orders to Southern Maryland, you do not have the luxury of flying back and forth to tour houses. I Notice What Listing Photos Hide: Listing photos are optimized to make homes look their best. I will tell you about the highway noise from the backyard, the slope of the lot, the age of the roof, or the layout quirk that will drive you crazy in daily life. You get the unfiltered truth.

 

Recorded Tours You Can Review: I record walkthroughs so you can go back and review them with your spouse or family at a different time zone. Every detail is captured and available to you.

 

Detailed Written Feedback on Every Property: After each tour, I send you a written summary of my observations - pros, cons, and my honest recommendation.

 

Digital Offer and Closing Process: Offers, contracts, addendums, and disclosures can all be signed electronically. Closings can be handled remotely with a mobile notary or power of attorney. You do not have to be physically present to buy a home in Maryland.

Virtual Listing Consultation: We meet via video call to walk through your home together. I give you a prioritized prep list - what to fix, what to ignore, and what to leave for buyers to decide.

 

I Coordinate Everything: Professional photographers, stagers, inspectors, contractors for minor repairs - I have a trusted network and I manage all of it. You give me access and I handle the rest.

 

Real-Time Updates and Showing Feedback: You will know about every showing, every offer, and every development as it happens. You will never feel like you are in the dark.

 

Remote Negotiations and Contract Management: I negotiate on your behalf and walk you through every offer and counteroffer over video or phone. All documents are signed electronically.

 

Remote Closing: In Maryland, sellers can close using a mobile notary, power of attorney, or a mail-away closing. I will guide you to the option that fits your timeline.
